Narrow lots have become common place. Over the last 10 years to 15 years here at Design Better Buildings we’ve been designing homes for lots as narrow as 6m. Narrow lots in contrast to what most people think can actually provide the canvas for the design of a great home. It does require a little imagination to make the best use of the block attributes, over the years DBB have managed to design and have constructed some amazing narrow lot homes.

There are some things to keep in mind when purchasing your dream block, these points apply to all lot sizes, but can have more of an impact on narrow lots.

  • Preferable that the back of your block faces either north or east, as this will give the best possible solar orientation.
  • Try and find a block that is as flat as possible as this will reduce your site costs, but also will allow you to maximize the width of your lot.
  • Try looking for blocks over 10m if possible, lots less than 10m will make it more difficult to have a double garage, the R-codes states that garages cannot take up to more than 50% of frontage for single storeys and 60% for two storeys.
  • It’s always a good idea to talk to a designer or Architect before purchasing a lot, as the advice you receive can save you a lot of grief later.

All though the above points are important to keep in mind when looking for land to build your dream home, there are also attributes that can override the above points, such as views, or finding the block in the perfect location, and that’s also OK because that’s the advantage of getting an individual design. Your home is designed, to take advantage of views, slope, budget, and most importantly to suit your life style, so that you look forward coming home.

Narrow lot homes generally do have one main disadvantage, being long and narrow means we have to deal with long passage ways, this in my opinion can be turned into a feature by adding court yards, or recesses in order to provide interest as your walking down the hall ways.

We’ve had the privilege of designing lots of narrow lot homes over the years, we’ve not had one narrow lot presented to us that we’ve not been able to design home to suit.
